What are floorplan services?

Floorplan services are just what they sound like: An appraiser measures the dimensions and area of your property, then draws a basic or highly detailed floorplan based on what you need. The appraiser's report and floorplan is a document that can be used to prove a precise Gross Living Area (GLA), the total livable space, of your home. These services are useful and often essential when challenging property taxes or selling a property.

How does a floorplan service work?

During a home measurement service, a certified appraiser takes measurements of the home or property with a measuring tool — generally a tape or laser measuring device. As they walk the home, they note the layout of the rooms and other features, like closets, hallways, and pantries. They might sketch the property. Then, the appraiser develops a report and detailed sketch showing the total living area and the overall layout of the house. The result is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When do I need a floorplan service?

Disputing property taxes

Tax records frequently reflect inaccurate square footage because the values can come from various sources, and sometimes go unverified — which means you may be paying for more space than you actually have! Unless a certified appraiser has performed a recent appraisal or measurement service on your property (after any updating that might have affected square footage), you'll need an appraiser to perform a measurement service before attempting to challenge what you're taxed. An appraiser will establish an accurate Gross Living Area (GLA) of your property so your taxes reflect the actual square footage — and you can stop overpaying.

Selling your home

A measuring service can ensure that you're paid a fair price for your house. Living space is one of the biggest elements potential buyers consider when purchasing a home — but since these values are often approximated rather than accurately measured, your home listing may show less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA not only reduces the selling price of your home, but possibly even the amount of interested buyers. The only sure method of using a definitive GLA when listing your property is to reference a recent appraisal or measurement service performed by an appraiser (after any remodeling that may have affected square footage).

For real estate professionals

To ensure that your client's property closes at a price that correctly reflects market value, we advise seeking a home measurement of the property. Clients, and especially potential buyers, will appreciate your attentiveness, and you can be confident in knowing the GLA on your client's listing is a true representation of their home. A measurement can also be a fantastic marketing tool to attract potential buyers since they can see the layout and characteristics of the home before and after a showing.
